Made for Austria: monthly payment, nominal and effective interest rate, closing costs and the recommendations of the Austrian Financial Market Authority (FMA) – calculated instantly, anonymously and without signing up.
In short
Our mortgage calculator shows your monthly payment – the same amount every month over the full term – plus the effective interest rate including mortgage registration, processing and brokerage fees, charges and account fees. It uses Austrian closing costs and shows how your loan compares with the recommendations of the Austrian Financial Market Authority (FMA): a loan of up to 90% of the property value, a payment of up to 40% of net income, and a term of up to 35 years. Since the KIM regulation expired on June 30, 2025, these are no longer binding limits but guidelines – banks may deviate from them if they can justify it. All results are sample calculations, not a financing offer.
The calculator
Calculated specifically for Austria: property transfer tax, land register fees and the FMA's lending recommendations differ significantly from Germany – German calculators often give wrong results here. Every value can be adjusted with the slider or typed in directly, and nothing is saved.
Tell us what you earn and what you've saved. We'll show you how much home you can afford.
Our assumptions: 3.5% interest, a 30-year term, about 10% closing costs (tax, land register, contract, agent). The payment stays at no more than 40% of your income. You can adjust everything yourself in the Pro calculator.
Your result
Rough guideline figures – not a financing offer. The bank always looks at your whole situation.
Closing costs apply to every purchase
Financing costs for the effective rate
Your monthly paymentiHow we calculateLoan amount = purchase price + closing costs − down payment (plus mortgage registration). That gives your monthly payment: the same amount every month over the full term. At first you mostly pay interest; toward the end you mostly pay off the loan itself. The effective rate also includes mortgage registration, processing & brokerage, fees and account charges. Guideline figures – not a financing offer.
€– / month
FMA recommendations not bindingiA recommendation, not a ruleUntil June 30, 2025, the KIM regulation made these limits binding. Since July 1, 2025, they're only guidelines from the Austrian Financial Market Authority (FMA circular on sound residential lending): a loan of up to 90% of the property value, a payment of up to 40% of net income, a term of up to 35 years. Banks may deviate if they can justify it. So an exclamation mark doesn't mean you won't get a loan – just that the bank will take a closer look.
Remaining balance over time
Total closing costs –
Guideline figures for a loan with the same monthly payment and interest rate over the full term – not a financing offer. The payment is based on the nominal rate. The effective rate shows the total cost per year: it also includes mortgage registration, processing and brokerage, fees and account charges.

Nominal or effective rate?
Every loan offer shows both. If you're comparing offers, you should know what's behind them.
The pure interest rate on the money you borrow. Your monthly payment is calculated from it – that's why our calculator uses it for the payment, too.
The total cost of the loan per year: the nominal rate plus financing costs such as mortgage registration, processing and brokerage fees, charges and account fees. It's always slightly higher.
When comparing banks, the effective rate is what counts. Two offers with the same nominal rate can cost different amounts depending on the fees.
A fixed rate keeps your payment predictable for the agreed period; a variable rate follows the market. Our calculator assumes a constant interest rate.

FAQ
Your question isn't here? Call or write to us – we answer personally.
Ask a questionThe nominal rate is the pure interest rate your payment is calculated from. The effective rate also includes the costs of financing, such as mortgage registration, fees and account charges, and so shows the actual cost per year. For comparing offers, the effective rate is the better number.
Since July 1, 2025, there's no longer a legal minimum: the KIM regulation, which required 20% equity, has expired. However, the FMA still recommends that banks finance no more than 90% of the property value, and closing costs usually come out of your own funds – in practice, that's often around 20% of the purchase price. Banks may deviate from this if they can justify it.
There's no longer a fixed upper limit. The FMA recommends that the loan payment be no more than 40% of net income and the term no longer than 35 years – banks can deviate with justification, but they always check affordability carefully. Our calculator shows you this figure directly.
Typically 3.5% property transfer tax, 1.1% for registration in the land register, 1.2% for registering the mortgage if you take out a loan, plus contract drafting and escrow, and – if applicable – an agent's commission of at most 3% plus VAT.
No. The temporary exemption for owner-occupied homes applied to applications filed by June 30, 2026. Since July 1, 2026, the registration fees for ownership and mortgages are charged in full again.
Usually around 1–3% of the loan amount, due only if the loan actually goes through. In return, the broker gets offers from several banks and negotiates the terms. Even an interest rate that's just a few tenths of a percent better can more than make up for this cost over the term.
